ASPHALT SHINGLES

Both commercial buildings and residential homes have shingle roofs. Shingles can only be installed on a steep-sloped roof otherwise it will leak like crazy. Years ago when I grew up in the roofing industry 20-year 3-tab shingles were the most common due to the cheap cost of the materials. Architectural shingles cost way more and we would only install architectural shingles once in a blue moon and when we did the house would be very large, more like a mansion rather than a regular house. Back then architectural shingles were only packaged as five bundles to equal one hundred square feet.

Since the old days of roofing 20-year 3-tab shingles have become obsolete and they stopped being made because they were paper thin and do not hold up under high winds. Nowadays architectural shingles are the most commonly installed shingle. One reason is that the cost of 25 year 3-tab and 30 year or lifetime architectural shingles no longer have that much of a price difference. Architectural shingles hold up to high winds much better and now they are packaged as three bundles to equal one hundred square feet. One way the shingle manufacture did this was to change the size of the shingles. Also, many brands of shingles now have a wider nailing strip. The nailing strip is where you're supposed to nail into when you fasten the shingles to the roof.

Roofing shingles are on millions of homes across the United States and it is surely the most common roofing system in existence.

TPO ROOFING MEMBRANE

Built-up Asphalt Tar and gravel roofs are dying out. There are now better lightweight alternatives for flat roofs. Thermoplastic Polyolefin is a single-ply roofing membrane that is very popular however the materials are super expensive compared to other low sloped roofing membranes like EPDM rubber roofing. TPO roofing membrane has many accessories contoured to each individual roof. The seams are welded and they make rolls of flashing that come in different sizes according to your needs. Most of the flashing is wielded also but they do make an alternative smaller flashing that can where the area can just be primed with TPO primer and the flashing will just stick.

There is TPO metal which is a coated metal commonly used for drip edge. TPO roofing membrane can be welded to the drip edge so that the edges will be sealed. As an alternative, they have a cover tape that can be primed and stuck to the regular drip edge. Cover tape is very expensive and also comes in different sizes for your needs. There is TPO glue or as an alternative, you can use peel and stick self-adhering TPO roofing membrane. Only thing is that two different brands of TPO roofing membrane are not compatible with each other so if you need to repair a TPO roof with wielding involved you must find out the brand of the TPO roof and use the same brand of products for the roof repair.

EPDM RUBBER ROOFING MEMBRANE

EPDM rubber roofing membrane is less expensive than the TPO membrane but really not by much. With EPDM roofing membrane there is no wielding so the biggest advantage is that it cuts down on the labor. Instead of wielding the seams, you use chemicals. The method of application is very similar to patching an inner tube on a bicycle. Prime, glue and wait for the glue to off-gas before applying the patch. EPDM is less labor-intensive but still involves wait time for the glue to off-gas and become tacky before anything can be applied. EPDM rubber roofing membrane is available both and black and white however if you're going to buy a white EPDM rubber roof it is a better alternative to just switch to the TPO roofing membrane.

Both EPDM rubber roofing and TPO roofing membrane can be installed with a fully adhered method, a mechanically attached method, and what is known as a ballast system using gravel.

CEDAR SHAKES

Aside from real Cedar Shakes there is also imitation Cedar Shake shingle tile made from synthetic materials. Imitation Cedar Shakes are very expensive and custom ordered so the use of this product in our area is slim to none.

Wood shingles were manufactured in the early part nineteenth period in sawmills that all were steam-powered for production. The roofing industry was booming and there was a big demand for Cedar Shake roofing shingles and shingle weavers for the mass production to meet the need of the roofing industry. Both jobs were very dangerous, for a shingles weaver because they would have to feed the wood into a giant saw blade up close and personal. The shingle weavers would often lose limbs or die from bleeding to death. Installing the wooden Cedar Shakes as a roofer on the job with not many concerns about safety preparation back in those days.

Wood shingles are still used to this very day but the fasteners are much better quality then they were over one hundred years ago. Cedar shakes adsorb water and also expands and contracts heavily. The underlayment is really what protects the roof and keeps the structure dry while the cedar shakes protect the roofing underlayment from the harmful UV rays from the natural sunlight.

Cedar Shake Shingle roofing systems are very costly and do not last as long as they do in other places. This is mainly because of the building codes in Virginia. It is mandatory that in that wood shakes are installed on top of plywood only but in many cities across the United States of America, Cedar Shingles are installed on a roof deck made of wood planks so that the Cedar Shake Shingles can breathe and also have lots of airflow. When Cedar Shakes are installed this way; the wooden roofing shingles can have a much longer lifespan.

For most roofers, a Cedar Shake shingle roofcan be difficult to repair and it is not something that you can do cheap. Cedar shakes can give your residential home or commercial property an old fashion rustic look while also protecting your family from the harsh elements that mother nature can bring to your doorstep. SLATE TILE

Real slate roofing tile has been around for generations and often never goes bad. It is only the nails and fasteners that go bad because in the old days they only had crude common nails. There were no stainless steel nails that last forever only regular nails or zinc-coated nails. Real slate is a heavy roof and the building structure must be custom-built to handle the weight of the roof. Real slate is expensive and requires shipping costs that are through the roof so to speak. There also is imitation slate products and synthetic title alternatives. Again, the materials are often very expensive so these materials are only installed once in a blue moon.

TORCH DOWN AND SBS COLD PROCESS MODIFIED

Torch down modified Bitumen Membrane requires an open-flame propane torch. In this installation method, sheets of modified bitumen are rolled out onto the roof, and a roofing professional uses a hand-held propane torch to heat the material and adhere it to the surface. Once the layers reach the right temperature, seams are melted together to create a waterproof seal. The membrane layers of a torch down roof are made of an asphalt compound called bitumen that is modified with either rubber or plastic. The main strength of this type of roofing is that it can expand and contract without melting or cracking. It has a high tolerance for both the heat and the cold it will experience on the roof during the change of seasons. There are different types of torch down roofing including two-layer and three-layer systems.

Torch down modified Bitumen Membrane is available in both smooth surface and granular surface. The smooth surface membrane requires ongoing maintenance with a roof coating that reflects UV rays. The granular surface membrane reflects the sun's rays so there is really no need for a roof coatinghowever, a roof coating will preserve the granular surface membrane and make the product last much longer.

This product is very dangerous to apply both for the roofer and the building. There have been many fires and buildings that have burned down in the Hampton Roads area when a torch down roof was being installed. If the proper safety precautions are not taken the roofer can be severely burned and scarred for life. We like to only use this product for roofing repairs only.

SBS Modified Bitumen Roofing Systems are popular choices for low-slope commercial, industrial, institutional buildings, and residential flat roofs. SBS Modified Bitumen Roofing is less labor-intensive to install and safe for the roofers. Cold process modified systems do not last as long as a TPO or EPDM rubber roof but they can last much longer with a roof coating application once every few years or so.
